There is another set of math for the real state investor. Say, you pay 200W for a house of 1000W with 800W mortgage with interest rate of 5%. Annual interest for the loan would be 40W. If you sell the house a year later for 1050W (same 5% increase rate). Payback the 800W loan would leave you 250W. After the 200W initial investment and the 40W loan interest, you got net 10W, same 5% return rate on your 200W initial investment. In addition, you got to use the 1000W house for a year or the rent for it as a landlord. ... |
